Pre-Construction

We are here to ensure your project begins with the ultimate endgame in mind. Immel’s pre-construction services includes every aspect of your project’s scope.

Maximizing construction efficiencies and reduces risk

We deliver the insight, expertise, and communication to ensure the project is clearly defined and executable by all parties involved. Before construction begins, we work with our clients on the overall analysis, strategy, and feasibility of the project in question. Involving a general contractor like Immel early on in the process helps guide clients through the project from a constructibility viewpoint.

Our team collaborates with engineers to identify systems and infrastructural details that need specific courses of action.

Defining project goals

While focused on reducing costs, VE is a unique opportunity to engage the innovative thinking and creative problem solving of our experts. The key is to achieve value for money, not just cut costs. Depth of experience and lateral thinking drive alternative solutions that respect your design. A better solution may be cost neutral with possible savings over the life of the facility or in overall construction time. We can model alternate solutions with rapid cost analysis of various design options.

Identifying potential issues

Certain features, like parking, might be difficult to incorporate into the design, or there may be a potential for flooding or erosion. You can even prepare ahead for any procurement delays of special materials/equipment. All of these issues can be addressed during the pre-construction phase.

Pre-Construction surveys

A pre-construction survey is an extensive analysis of the physical state of the property and its surroundings (adjacent buildings, sidewalk, landscaping, etc.) undertaken before any construction takes place. These surveys help contractors and architects pinpoint potential problems beforehand and help determine whether damage has occurred due to construction activities. These surveys help find major flaws like drainage or foundation problems. Smaller things like grading—leveling out uneven land—are also checked at this point so that site challenges do not emerge later during construction or after move-in.
